You’ll love staying here because of the spectacular 360˚ views on a private 13-acre property. Conveniently and easily accessible directly off Hwy 89. The Space

Staying in a TIPI is a form of camping, bugs and critters may find their way into your TIPI and it can get very cold at night (there is no insulation). The TIPI poles are bolted and tied down onto a platform deck about 2FT off the ground. Make sure to bring a good sleeping bag with you however, I do provide 4 communal sleeping bags and blankets you are welcome to use. IMPORTANT: there is no shower, water, or electricity on the property. The restroom is a porta-potty outhouse which is located a short distance away from your TIPI. I provide a solar lamp, flashlights, long neck lighters, and a small charcoal grill and brush. That said please bring your own supplies as a backup just in case. There is a picnic table/bench next to your TIPI.

Neighborhood

Hatch (4 miles South) and Panguitch (7 miles North) are the closet towns. Both offer great places to eat and some unique shopping stores. Panguitch has several places I recommend: C-Stop Pizza, Cowboys Smokehouse, and Kenny Ray's. Note many local businesses are closed on Sundays and many restaurants close before 9pm. Major retail stores like Walmart are in Cedar City about 1 hour away.

Into fishing? About 7 miles South of my place along Hwy 89, Mammoth and Asay Creek are the head-water streams of the Sevier River. Asay Creek is designated as a Blue-Ribbon Stream, and Mammoth should be as well. Both streams have large fish populations and are easily accessed. There is over seven miles of public access on Mammoth Creek and several miles of access on Asay as well. Both streams are home to brown trout, with some rainbows in Asay, along with mountain white fish.

Transportation

You will need a car, there is no public transportation. Property is accessed directly off Hwy. 89 (note speed limit is 65 mph). Note if you are planning to arrive after dark there may be deer and other animals crossing the roads, please drive carefully. My place is central to everything in Southern Utah: Bryce Canyon (30 min), Zion National Park (60 min), Red Canyon (15 min), Kodachrome Basin (45 min).

Guest Access

The property entrance gate and driveway is located directly off of Hwy 89 in between the towns of Hatch and Panguitch. The entrance gate is normally closed with a chain and latch but it is not locked. Your TIPI and porta-potty outhouse are secluded and private, located away from other campers on the property. Note: there is no lock on the TIPI door, please take your valuables with you when you leave during the day for activities. There is a large parking area that can accommodate up to 4 cars or an RV camper. In-between your TIPI and the other TIPI there is a communal fire pit area for gathering and socializing.

House Rules

Fires are NOT allowed inside the TIPI. You will self check-in and checkout on your own schedule. You are responsible to clean and tidy up after yourselves before leaving. Please nicely arrange the cots, fold any blankets and sleeping bags used, and remove your trash from the TIPI and site. Public garbage dumpsters are located just before the town of Hatch. Turn right out the driveway going South on Hwy 89, then turn right onto the gravel road where you see the power station utilities.

Host Interaction

You will self check-in and self check-out (clean and tidy up) on your own without an in-person host or cleaning service. I live in Hawaii most of the year however my Mom Jeannie and her husband David live on the adjacent lot, they will be your local hosts should any issue arise during your stay. I am also always available to you via email, text, and phone.

Other Notes

* The TIPI is located about 1,000 feet away from Highway 89 but there is still some traffic noise especially when trucks drive by (keep that in mind if you are a light sleeper).

* There's no cleaning fee when you rent my TIPI because cleaning and tidying up is your responsibility before you leave.

* Be aware I'll be requesting the next guest staying after you informs me if the place was NOT left in good condition and the same goes for when you arrive, let me know if the previous guest did not leave things in good condition for you. If I don't hear from you then I'll assume everything was in good condition when you arrived.

Staying in a TIPI is similar to camping, below you can read about what I provide and the basic items I recommend you have with you during your stay (not all are required, I leave that up to you to determine).

  1. I provide 4 deluxe sleeping cots, two backrest chairs, colorful Southwestern style wool pillows, and colorful wool floor rugs. You need to bring a SLEEPING BAG or a good blanket (and a pillow if you need one). However, if you do not have a sleeping bag there are 4 communal sleeping bags you may use.
  2. There's no water on site so you’ll need to bring your own drinking water. I suggest buying a gallon or 2 at a grocery store, you can use it to drink and wash your hands.
  3. There's no shower, bring a wash cloth and use your water to wipe down if you feel dusty and dirty after hiking all day.
  4. There's no electricity onsite so, a portable battery charger for re-charging your phone is good to have. The solar powered camp light I provided does have one USB charging port, it works at night as long as it gets a good charge during the day.
  5. I provide a solar powered light but it's not a bad idea to bring a small flashlight of your own because it is pitch dark at night if the moon is not out.
  6. If you plan to grill, there's a small charcoal grill which I provide but you need to bring charcoal, a long stem lighter, and starter fluid.
  7. If you want to burn a fire in the fire pit you'll need to buy fire wood (most stores here sell wood), bring some newspaper to get it started easily. The fire pit area is shared between guests so there could be some burning materials left behind but it's hard to say for sure.
  8. Bring a trash bag, you'll need to haul your trash out with you when you leave. Local garbage dumpsters are located 3 miles (4.83 kilometers) South just before the town of Hatch. Turn right onto the gravel road just after you see the power station and save animals billboard sign.

There's an outhouse bathroom onsite, but don't forget to bring a roll of toilet paper and hand sanitizer, or baby wipes.

If you have those things you should have a pleasant and comfortable night in my TIPI. Let me know if any questions come to mind. Cheers! - Brant
